Shore Breeze Vacations is owned and operated by Turbo Charge Real Estate LLC ("Shore Breeze," "we," "us," or "our"). By browsing this website or booking a stay with us, you agree to these Terms & Conditions. If you do not agree, please do not use this site or complete a booking.

Bookings & Payment

A 50% deposit is due at the time of booking, with the remaining balance due 14 days before check-in. Contact us if you'd like to discuss alternative payment arrangements.

By completing a booking, you authorize us to charge the payment method you provide for the amounts and schedule described above. Bookings and payments are processed through our direct-booking system and Stripe; we do not store your full card number on our own servers.

Cancellation & Refund Policy

Grace period: cancel within 48 hours of booking and at least 14 days before check-in for a full refund
Cancel up to 7 days before check-in: 50% refund
All other cancellations, including no-shows: no refund

Damages, Disputes & Card Authorization

You are responsible for any damage to the rental property caused by you or your party during your stay. By booking, you authorize Shore Breeze Vacations to charge the same payment method used for your reservation for the reasonable, documented cost of any damage, excessive cleaning, or violation of these Terms or the property's house rules discovered during or after your stay.

If you believe a charge was made in error, please contact us first at hello@shorebreezevacations.com — we're glad to work it out directly before any dispute is filed with your card issuer.

Guest Conduct & House Rules

Guests agree to follow the house rules posted on each property's listing page, treat the property and neighbors respectfully, and not exceed the maximum occupancy stated for that listing.

Text (SMS) & Email Communications

If you opt in, we may text or email you about your reservation, check-in details, or offers. Message and data rates may apply, and message frequency varies. Reply STOP to opt out of texts at any time, or use the unsubscribe link in any marketing email. See our Privacy Policy for more detail on how we handle this information.

Third-Party Services

Booking and payment processing are handled by iGMS and Stripe. Any travel insurance links on this site (such as InsureMyTrip) are provided as a convenience — we are not affiliated with and do not receive compensation from these providers, and any purchase you make is a separate agreement between you and them.

Website Use

Content on this site is provided to help you evaluate and book a stay with us. You may not copy, resell, scrape, or otherwise misuse the content or booking system for any purpose other than booking a stay directly with Shore Breeze Vacations.

Limitation of Liability

To the fullest extent permitted by law, Shore Breeze Vacations and Turbo Charge Real Estate LLC are not liable for indirect, incidental, or consequential damages arising from your use of this website or your stay, beyond the amount actually paid for your reservation.

Governing Law

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-law principles.

We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision.
